One of the questions that Las Vegas short sale experts get asked frequently is whether or not a seller has to continue showing their home once they’ve accepted an offer and sent their short sale package in to their lender. Once your short sale expert changes the status of the home has been changed on the multiple listing service from active to either active short sale contingent or pending contingent on lien holder approval, the answer to this question is no. You do not have to continue showing your home once you’ve sent in your short sale package.
Although a short sale can take longer to complete because you have to wait for the lender’s approval, when you receive an offer from a potential buyer and submit that along with your short sale package to the lender, you are still in contract with the buyer. It’s just like a traditional real estate transaction in that sense.
This being said, however, if you still want to show your home to potential buyers you can do so. It’s not uncommon for a buyer to walk away from a short sale because the process can take so long. If you were to continue showing your home, the possibility of having a second potential buyer waiting in the wings is always there.
If you have any further questions about showing your home after submitting your short sale package, talk to a Las Vegas short sale expert. They will be able to give you further guidance on whether or not you should continue to show your home and create back-up offers.
